Some homes sell without ever being widely advertised. They are not always better, but they can be worth knowing about.

What off-market means

These are homes whose owners are open to a sale but have not listed them on the MLS. They come through agent relationships, brokerage networks, and private conversations.

What to keep in mind

  • Off-market does not automatically mean a better price. We will still compare it to recent sales.
  • Access can be limited, so decisions may need to be made quickly.
  • I will tell you honestly when a private opportunity is not as good as what is publicly available.

How to ask
