What Are Closing Costs?

Closing costs are the fees paid at the end of a purchase on top of the down payment. They vary by home, loan, and county.

Common buyer costs

  • Lender fees and appraisal
  • Title search and settlement fees
  • Recording fees and Florida taxes on the mortgage, when financed
  • Prepaid items such as insurance, taxes, and HOA fees
  • Inspection costs

Who pays what varies

In Florida, customs differ by county and are negotiable in the contract. For example, the party who customarily pays for the owner’s title policy differs between counties. I will explain what applies to your deal.

Know your numbers early

Your lender will provide a Loan Estimate, and the closing agent will provide a Closing Disclosure before closing. I will walk through them with you.
