Is moving to West Palm Beach right for you?
West Palm Beach has changed fast. Once known as a seasonal resort town, it’s now a year-round business and financial center, with a walkable downtown on the water, high-speed rail to Miami and Orlando, and an arts scene anchored by the Norton Museum of Art and the Kravis Center.
Moving to West Palm Beach also means a few local details that surprise newcomers: an address that may not be inside city limits, flood maps that drive insurance costs, a school-choice lottery, and a 30-day clock to switch your license and car registration. This page summarizes each one, chapter by chapter, with the official sources to check.
Want everything in one place? The free West Palm Beach relocation guide has all 12 chapters, a printable checklist and the 10 websites every newcomer needs.

What to know before moving to West Palm Beach
Before moving to West Palm Beach, start with the big picture. It’s Palm Beach County’s largest city and its county seat, on the Lake Worth Lagoon across from the island of Palm Beach. Financial firms, private equity and corporate headquarters have moved downtown, bringing new office towers, condos, restaurants and a busier, year-round downtown.
What people love
- A walkable downtown on the water: Clematis Street, Flagler Drive and Rosemary Square
- Historic neighborhoods with 1920s homes, minutes from downtown
- Brightline from downtown to Fort Lauderdale, Miami and Orlando
- Arts and culture: the Norton Museum of Art and the Kravis Center
- No state income tax, plus a homestead exemption for primary residences
Good to know: many homes with a “West Palm Beach” mailing address are not inside the City of West Palm Beach. See the next chapter.

City vs. county: why your West Palm Beach address matters
When you’re moving to West Palm Beach, check the address first. A “West Palm Beach” mailing address doesn’t always mean the City of West Palm Beach. Large residential areas sit in unincorporated Palm Beach County, and that changes who provides your services.
| Service | Inside city limits | Unincorporated county |
|---|---|---|
| Water & sewer | City of West Palm Beach Public Utilities (water from the Grassy Waters Preserve) | Palm Beach County Water Utilities Department |
| Trash & recycling | City Public Works; carts assigned to the address | Solid Waste Authority of Palm Beach County, through contracted haulers |
| Permits & zoning | City Development Services, including historic preservation review | Palm Beach County Planning, Zoning & Building |
| Flood info | City address-level flood portal | County PZB flood portal |
How to check any address
- Search the address on the Palm Beach County Property Appraiser site (pbcpao.gov).
- Look at the municipality listed on the parcel record.
- Set up utilities and trash with the right provider before move-in day.

West Palm Beach neighborhoods & home styles
These West Palm Beach neighborhoods are a sampler, not a ranking. Your best fit depends on commute, budget, lifestyle and how much character, walkability or space you want.
Downtown & Clematis Street
High-rise and mid-rise condos and apartments along Clematis Street and Flagler Drive, walkable to restaurants, the waterfront and Brightline.
Rosemary Square area
The mixed-use district formerly known as CityPlace: apartments, condos, offices, shops and dining around a central plaza.
Flamingo Park
One of the city’s best-known historic districts, with 1920s Mediterranean Revival, Mission and Craftsman homes on tree-lined streets.
Grandview Heights
A compact historic neighborhood of early 1900s bungalows and frame homes, close to downtown.
Northwood & Northwood Village
Historic homes in Old Northwood and nearby areas, next to Northwood Village’s galleries, shops and restaurants.
El Cid & the waterfront south of downtown
Mediterranean-style estates and homes along Flagler Drive and the Lake Worth Lagoon.
Nora District
A revitalized former industrial area north of downtown with new dining, retail and offices.
Western suburbs
Wellington, Royal Palm Beach and Loxahatchee offer larger lots and more square footage, with car-dependent commutes.
Buying in a historic district? The city has 17 designated historic districts. Exterior changes such as windows, roofs, additions and fences may need a Certificate of Appropriateness from the city’s Historic Preservation division. Ask before you plan a renovation.

The West Palm Beach housing market in plain numbers (2026)
West Palm Beach spans everything from downtown condos to historic bungalows and waterfront estates. Here’s the bigger picture in 2026.
Palm Beach County single-family median price range in 2026
of single-family supply in the county in 2026: balanced to seller-leaning
Palm Beach County luxury single-family sales, 2026 vs. 2025
a month is common for multi-bedroom downtown rentals
What it means for you
- Downtown demand is strong, driven by new offices and condos around Clematis Street, Rosemary Square and the Nora District.
- Condos usually offer more choice than single-family homes. Review the building's inspections, reserves and assessments.
- Historic homes come with character and rules, so budget time and money for approvals and updates.
- The western suburbs trade commute time for more space and a lower price per square foot.
- Insurance and flood zones can change your monthly cost as much as the price does.

West Palm Beach schools: how assignment and choice work
If you’re moving to West Palm Beach with school-age children, start with the district. The School District of Palm Beach County is one of the largest in the U.S., with neighborhood schools plus an extensive choice program.
- Find your zoned schools. Enter any address in the district’s “Find My School” tool to see the assigned elementary, middle and high schools.
- Explore choice programs. Theme-based programs include International Baccalaureate (IB), STEM and career academies, and performing and visual arts.
- Apply through the lottery. Choice applications go through mypbchoiceapp.com, with set application windows each year.
- Check transportation. Bus service for choice programs is limited to designated choice transportation zones.
Private, independent and faith-based schools add more options. Always confirm zoning for the exact address before you buy.

Work, Brightline & getting around West Palm Beach
The Business Development Board of Palm Beach County has helped bring hedge funds, private equity firms and corporate headquarters to the area. The Chamber of Commerce of the Palm Beaches is the go-to for networking.
| Option | What to know |
|---|---|
| Brightline | Downtown station with service to Fort Lauderdale, Miami and Orlando. Fast and comfortable; budget for fares and last-mile trips. |
| Tri-Rail | Commuter rail to Broward and Miami-Dade. Slower than Brightline, with much lower fares. |
| Car | I-95, Florida’s Turnpike and Okeechobee Boulevard. Expect congestion at rush hour and in season. |
| PBI airport | Palm Beach International, minutes from downtown. |
Commuting to Miami? Compare monthly rail passes against gas, tolls and parking, and plan how you’ll get from the station to your door.
I’ll map realistic commute options from the areas you like.

West Palm Beach flood zones & insurance
Anyone moving to West Palm Beach should check flood risk home by home. South Florida is low-lying and exposed to storms, and updated FEMA flood maps moved thousands of Palm Beach County parcels into high-risk zones, so check every home.
| FEMA zone | Risk level | Flood insurance with a federally backed mortgage |
|---|---|---|
| Zone X (unshaded) | Minimal risk | Not federally required; some lenders still ask |
| Zone X (shaded / 500-year) | Moderate risk (0.2% annual chance) | Not federally required; strongly advised |
| Zone AE | High risk (1% annual chance) | Required |
| Zone VE | High-hazard coastal, with wave action | Required, with the strictest building rules |
- Under FEMA's Risk Rating 2.0, premiums depend on the specific building: elevation, foundation, distance to water and first-floor height. Two homes on the same street can pay very different amounts.
- Standard homeowners policies don't cover flood. You need a separate NFIP or private flood policy.
- In Florida, wind and flood coverage together can rival your property taxes.
Before you make an offer
- Look up the zone on msc.fema.gov
- Ask the seller for an Elevation Certificate
- Get NFIP and private flood quotes, plus wind coverage
- Check roof age, windows and the wind-mitigation report

Cost of living in West Palm Beach: taxes, homestead & your first 30 days
The cost of living in West Palm Beach depends on more than the price: taxes, insurance and HOA dues all count. Florida has no state income tax, a valuable homestead exemption and a short clock to make residency official.
Property taxes & homestead
- Homestead exemption: up to $50,000 off the assessed value of your primary residence. You must own and live in the home as your permanent residence on January 1, then file with the Property Appraiser by March 1.
- "Save Our Homes": once homesteaded, yearly increases in assessed value are capped at 3% or inflation, whichever is lower.
- Taxes reset at purchase, so the seller's bill isn't yours.
Your first 30 days
Florida requires new residents to switch their driver license and register their vehicles within 30 days. The Palm Beach County Tax Collector (pbctax.gov) handles both, by appointment.
- Book a Tax Collector appointment (downtown office: 301 N. Olive Ave.)
- Bring REAL ID documents and proof of address
- Get a VIN verification for out-of-state vehicles
- Have Florida auto insurance in place
Rules and fees change; confirm before you go. Not tax advice.
